Terms and Conditions

Welcome to Omamori Rome!
Please read these Terms and Conditions carefully before making a reservation.
By booking and staying at Omamori Rome, you agree to be fully bound by the following terms.


1. General Information

Omamori Rome is a short-term rental accommodation located in Rome, Italy.
It operates in compliance with Italian law (Art. 4, D.L. 50/2017 and subsequent amendments).
Omamori Rome is not a hotel, but a private short-term accommodation offered for temporary stays.


2. Bookings and Payments

  • A booking is considered confirmed only after the full payment has been successfully received.

  • Payments can be made through the secure methods provided on the official booking platform (e.g., Airbnb or the official Omamori Rome website).

  • All prices are listed in euros (€) and include cleaning fees and applicable taxes, unless otherwise stated.

  • Guests must be at least 18 years old to make a reservation.


3. Cancellation Policy

  • Free cancellation up to 24 hours before check-in.

  • For cancellations made within 24 hours prior to check-in, only the city tax will be refunded.

  • In case of no-show (failure to arrive), no refund will be issued.

  • The host reserves the right to cancel a reservation in exceptional circumstances or due to force majeure, with a full refund to the guest.


4. Check-in and Check-out

  • Check-in: from 3:00 PM onwards.

  • Check-out: by 11:00 AM.

  • Early check-in or late check-out may be arranged upon request and subject to availability.

  • Guests must respect the indicated times to allow for proper cleaning and preparation of the accommodation.

  • Upon arrival, guests will be welcomed by a member of our staff for check-in and key handover.


5. House Rules

To ensure a comfortable and respectful environment for all guests and neighbors:

  • Smoking is strictly prohibited inside the apartment.

  • Parties, gatherings, and loud events are not allowed.

  • Pets are not permitted, unless expressly agreed upon in advance.

  • Quiet hours must be respected between 10:00 PM and 8:00 AM.

  • Guests are fully responsible for any damage or loss caused to the property, furniture, or equipment during their stay.

  • The number of guests staying overnight must not exceed the number agreed upon at booking.


6. Guest Responsibilities

  • Guests must provide valid identification documents upon arrival for registration with local authorities, in accordance with Italian law.

  • Guests agree to use the property solely for residential and lawful purposes.

  • Any illegal activity or behavior that disturbs public peace or the neighborhood may lead to immediate eviction without refund.

  • Guests must leave the property in a reasonable condition, disposing of trash properly and returning keys as instructed.


7. Liability

  • The host is not responsible for any loss, theft, or damage to guests’ personal belongings during their stay.

  • Guests use all facilities (including appliances and equipment) at their own risk.

  • The host will not be liable for temporary interruptions of utilities (such as electricity, water, or internet) beyond their control.

  • In case of emergency maintenance or safety concerns, the host reserves the right to access the property with prior notice.


8. Data Protection and Privacy

  • Omamori Rome respects your privacy and processes personal data in accordance with EU Regulation 2016/679 (GDPR).

  • Personal information is collected and processed only for administrative, legal, and security purposes — including mandatory guest registration with local authorities.

  • Data will not be shared with third parties except as required by law.

9. Safety and Security

  • Guests must ensure that doors and windows are properly locked when leaving the property.

  • Do not share keys or access devices with anyone outside your booking party.

  • In case of emergency, please contact the host immediately or call local emergency services at 112 (European emergency number).


10. Force Majeure

Omamori Rome shall not be held liable for any failure or delay in performance due to circumstances beyond its reasonable control, including but not limited to natural disasters, pandemics, government restrictions, or power outages.


11. Governing Law and Jurisdiction

These Terms and Conditions are governed by Italian law.
Any dispute arising out of or in connection with these terms shall fall under the exclusive jurisdiction of the Court of Rome (Italy).


12. Acceptance of Terms

By confirming a booking and/or staying at Omamori Rome, guests acknowledge that they have read, understood, and accepted these Terms and Conditions in their entirety.
