Cancellation Policy

At Omamori Rome, we understand that travel plans can change unexpectedly.
Our cancellation policy is designed to be clear, flexible, and fair for both guests and the host, while ensuring smooth operations and proper preparation for every stay.


1. Free Cancellation Period

  • Guests may cancel their reservation free of charge up to 24 hours before the scheduled check-in time.
  • A full refund will be issued to the original payment method within the standard processing time (depending on the payment platform or bank).

2. Cancellations Within 24 Hours of Check-In

  • For cancellations made within 24 hours prior to check-in, only the city tax (tourist tax) will be refunded.
  • The accommodation fee and cleaning fee will not be refunded, as the property will have been fully prepared for your arrival.

3. No-Show Policy

  • In the event of a no-show (failure to arrive without prior notice), the full amount of the stay will be charged.
  • No refunds will be provided for no-shows.

4. Modifications to Reservations

  • Changes to reservation dates may be possible subject to availability and prior approval from the host.
  • Requests to modify a reservation should be made at least 48 hours before the scheduled check-in.
  • Price differences may apply depending on the new dates.

5. Early Departure

  • If a guest decides to leave before the end of the stay, no partial refunds will be issued for unused nights.
  • However, in special circumstances (such as medical or emergency reasons), partial refunds may be considered at the host’s discretion.

6. Cancellations by the Host

  • Omamori Rome reserves the right to cancel a reservation in the event of:
    • Force majeure (natural disasters, government restrictions, or severe emergencies).
    • Unexpected property maintenance issues that make the apartment temporarily unavailable.
    • Violation of the Terms and Conditions or House Rules by the guest prior to arrival.
  • In such cases, guests will receive a full refund and, where possible, assistance in finding nearby accommodation alternatives.

7. Force Majeure

In circumstances beyond our control (e.g., natural disasters, strikes, pandemics, or transport interruptions), Omamori Rome may not be able to fulfill the reservation.
Guests will receive a full refund, but no additional compensation will be provided for related expenses (such as travel costs).


8. How to Cancel

Guests can cancel their reservation through:

  • The official booking platform (e.g., Airbnb or the Omamori Rome website), following the platform’s instructions.
  • Or by contacting us directly at: [insert your contact email / phone number].

To ensure a smooth process, please include your booking name, check-in date, and reservation number when contacting us.


9. Refund Method and Timing

  • Refunds will be issued to the same payment method used during booking.
  • Depending on your bank or payment provider, processing time may take 5–10 business days.
  • Omamori Rome is not responsible for delays caused by external financial institutions.

10. Acceptance of Policy

By confirming a booking, guests acknowledge that they have read and agreed to the terms of this Cancellation Policy.
